Also: inertia. Someone, as you've found out, has to set it all up. It's a lot of work, it's expensive, it's tricky. Maybe the real question is why there aren't more groups out there who will help navigate this kind of thing. Seems like a no-brainer for pro-bono work for real estate lawyers and accountants.
