Much lower, but the staff mostly lives in the city, and commuting to a suburban location would be massively inconvenient. It's also much easier to get guests to come in to an NYC studio.

Not at all, in apparent violation of California law (under which Pacifica is incorporated) and the foundation's by-laws.
